BARRIE CONDO COMMENTARY – May 2026

The spring real estate market in Barrie has moved at a slower pace this quarter than anticipated.

The growing number of condominium units listed for sale has continued to widen the imbalance between supply and demand. While inventory levels have increased month-over-month, buyer activity has remained relatively unchanged, contributing to a slower market this quarter. Unfortunately, recent interest rate cuts have not provided the level of momentum to the spring real estate market that many sellers had hoped for.

In April, a total of 23 condominium apartments sold in Barrie. These units sold for an average price of $437,985, which was a 9% decrease year-over-year, and remained on the market for an average of 60 days before selling.

There were 4 condominium townhouses that sold in Barrie last month. The average sale price was $434,475, representing a 17% decline compared to April of last year. Properties in this sector remained on the market for an average of 67 days, highlighting the slower pace of activity and increased negotiating power currently favouring buyers.

One of the first indicators of a changing market is the average number of days a property remains on the market. When the average days on market begins to increase, it is typically a sign that the market is slowing down. Conversely, when the average days on market starts to decline, it generally indicates that market conditions are improving.

Unfortunately, the average days on market for both condominium apartments and condominium townhouses have increased since March. Here are a couple of possible reasons for this trend:

  1. Inventory levels have risen, giving buyers more properties to choose from, while buyer demand has yet to catch up with the current supply of condominiums.
  2. Fewer sellers may be cancelling and relisting their properties, resulting in a more accurate reflection of the true number of days condominiums are spending on the market.

Buyers continue to take a cautious approach as they carefully work through the current inventory of condominiums for sale. Unless a property makes a strong impression from the moment they walk through the door, many buyers are choosing to remain patient and wait for the right opportunity before submitting an offer. As a result, it is more important than ever for sellers to price their homes competitively and ensure they show at their absolute best from day one.

Something that may surprise you is that inventory levels in Barrie are actually lower than they were at this time last year, with 238 condominiums currently listed for sale, including 175 condo apartments and 63 condo townhouses. By comparison, in May 2025 there were approximately 270 condominiums available on the market.

While the market has been slower, lower inventory is generally a positive sign because it helps prevent too much supply from building up. This can support more stable prices and create better balance over time when buyer demand picks up.
