BARRIE CONDO COMMENTARY – April 2026

The condo market in Barrie remains relatively slow but showed a more balanced pace of activity in March compared to previous months. More appointments were booked to view units, and additional offers were registered, with some resulting in successful negotiations. Condominium sales increased through the first quarter, suggesting a gradual rise in consumer confidence.

With the Bank of Canada maintaining the policy rate since October, and ongoing concerns that interest rates could rise sooner than expected due to inflation, some buyers are beginning to view current conditions as a potential market bottom. As a result, they are taking advantage of higher inventory levels and negotiating more aggressively on purchases.

In March, a total of 20 condo apartments sold in Barrie, double the number recorded in February. This suggests increased buyer interest and may indicate early signs of improving condo market conditions. These units sold for an average of $462,745 and took an average of 42 days to sell.

The condo townhouse sector did not experience the same increase in sales as the condo apartment segment; however, average days on market declined, indicating slightly improved selling conditions.

Last month, there were 8 condo townhouses sold in Barrie. The average sale price was $465,427, and these units sold in an average of 46 days.

In a market with ample supply, overpricing presents a clear risk for sellers. The most motivated buyers typically view new listings within the first two weeks of hitting the market. If a property is priced above market value, it may be overlooked, as buyers tend to focus on options aligned with current pricing.

As a result, sellers are often better positioned by pricing competitively from the outset and maintaining a firm, strategic approach during negotiations. This strategy can help generate stronger early interest, reduce time on market, and potentially achieve a higher final sale price compared to properties that undergo multiple price reductions.

Summary of the First Quarter of 2026:

Condo apartment activity in Barrie slowed notably, with 43 sales compared to 75 during the same period last year. The average sale price declined 13% year over year to $477,719, and units took an average of 49 days to sell, reflecting softer demand and longer selling timelines.

In contrast, condo townhouse activity remained stable, with sales consistent with the first quarter of 2025. A total of 20 units sold, and the average sale price declined 5% year over year to $461,609. These properties took an average of 51 days to sell, pointing to steady demand with slightly extended marketing periods.

There are currently 236 condominiums listed for sale in Barrie, including 167 condo apartments and 69 condo townhouses. Of these, 15 properties are sold conditional.
