BARRIE CONDO COMMENTARY – August 2026

Condo buyers in Barrie continue to take a cautious approach as we move through the summer. With buyers remaining selective and taking their time before making a purchase, some sellers are becoming increasingly anxious as their properties sit on the market longer than they hoped.

In July, there were 25 condo apartments sold in Barrie, with an average sale price of $528,600. This was a 16% increase from June and marked the first time this year that Barrie’s average sale price in this sector surpassed $500,000. These properties sold for an average of 96% of their asking price and spent approximately 54 days on the market.

While one month does not indicate a long-term trend, the increase in average price is an encouraging sign and something to watch as we move into the final quarter of the year.

Condo townhouses in Barrie have experienced some price softening through the summer months after showing stronger pricing during the spring. Just 6 condo townhouses sold last month, with an average sale price of $387,750. This marked the first time in 2026 that the average price fell below $400,000.

This decline may be due to a typical summer slowdown, combined with buyers continuing to take a cautious and selective approach. However, with only six sales recorded, the average price could be significantly influenced by the individual properties that sold. The upcoming months will help determine whether this is a seasonal adjustment or a shift in the market.

The Barrie condo market currently has 7 months of condo inventory. In simple terms, if no new condominiums came onto the market, it would take approximately seven months to sell the existing inventory at the current pace of sales.

The encouraging part is that this is down from 8 months of inventory that the Barrie condo market had last summer. Although the market still has a relatively high level of supply, inventory is beginning to be absorbed and demand seems to be improving.

The key will be whether this trend persists. A continued decline in inventory, faster sales, and fewer price reductions would be positive signs that the market is gradually moving toward a more balanced state.

There are currently 214 condominiums for sale in Barrie; 158 condo apartments and 56 condo townhouses.
