As the Barrie condominium market moves through the summer months, properties continue to sell, but buyers remain cautious as they carefully consider their next move and the property they want to call home.
The condominium apartment market remained active, with 21 units selling across Barrie in June. The average sale price was $455,238, which was down slightly from May. One notable trend was the decrease in the average days on market, which declined to just 21 days. This indicated that well-priced and well-presented condo apartments were attracting buyers more quickly, suggesting steady demand and growing confidence among purchasers despite the slight decline in average sale price.
If you were planning to sell this year, it was important to be strategic and start with a strong, competitive pricing plan from the beginning. In this market, it was not the time to test higher list prices. Buyers were being more deliberate with their decisions, and properties that were priced above market value often experienced longer market exposure with limited interest.
The condo townhouse sector also showed signs of strengthening. A total of 18 condo townhouses sold in Barrie in June, with the average sale price decreasing slightly to $409,272 compared to May. Properties continued to sell close to their list prices, while the average days on market declined to 18 days.
It was encouraging to see that the average days on market for condos in Barrie had declined. A shorter selling time was often one of the first indicators of an improving market, suggesting that buyer activity was increasing and that well-priced properties were attracting interest more quickly.
For buyers looking to make a move, the summer presented an excellent opportunity. With demand lower and inventory levels providing more choice, many properties had remained on the market for an extended period. Some sellers were more open to negotiation in order to achieve a successful sale, creating opportunities for motivated buyers.
During the first half of 2026, 164 condominiums sold in Barrie, with an average sale price of $454,782. While both sales activity and average prices were lower compared to the same period in 2025, the market continued to present opportunities for buyers. Many purchasers remained cautious and took a wait-and-see approach in hopes of reaching the bottom of the market. However, history showed that perfectly timing the market was rarely possible, and well-priced properties continued to attract interest from motivated buyers.
There were 222 condominiums listed for sale in Barrie, including 162 condo apartments and 60 condo townhouses. Inventory was down 20% compared to July 2025, which was an encouraging sign that the market was gradually becoming more balanced as available supply continued to decline.
