BARRIE CONDO COMMENTARY - March 2026

Appointments to view listings have been rising steadily throughout March, signaling growing buyer interest in the Barrie real estate market. With inflation potentially set to climb in the coming months; driven in part by increasing gas prices, the Bank of Canada might raise the prime lending rate sooner than initially expected.

In February, the average sale price for a condo apartment was $473,477. Properties took an average of 48 days to sell and typically sold for 96% of the asking price. Only 11 units sold, which was about half the number recorded a year ago, reflecting a drop in demand. However, an increase in buyer appointments booked this month shows early signs that activity could pick up in the months ahead.

Last month, 7 condo townhouses sold in Barrie. These units took an average of 53 days to sell and recorded an average sale price of $493,500. The sale-to-list ratio was 97%, which does not account for any prior price adjustments made by sellers. This suggests that while most condos sold close to their listed price, some negotiation still occurred.

Right now, Barrie has about 12 months of condo inventory available, which is twice as much as this time last year.

Having 12 months of condo inventory means there is enough supply on the market to meet a full year’s demand at the current sales pace. This creates a buyer’s market, where buyers have more options and compete less heavily for properties. This environment provides an excellent opportunity to negotiate favourable deals, take the time to carefully compare properties, and potentially secure a condo at a great price! Essentially, high inventory shifts the balance of power toward buyers, making it an ideal time to enter the market.

For sellers looking to make a move, having a clear strategy is more important than ever to stand out from the competition. Buyers are still in control of the market, giving them the flexibility to take their time, explore their options, and choose the property that best fits their lifestyle.

There are currently 217 condominiums for sale in Barrie, Ontario; 157 condo apartments and 60 condo townhouses.
