Just as I thought at the top of the month, the increase in condos for sale in Barrie has caused prices to come down. This past week we have seen an 8% decrease in list prices as units have not been selling.
Sellers, you need to make sure you price properly right from the get go so that you don't need to reduce your price. The most serious buyers will come through your unit in the first week of hitting the market and if you're priced too high you might not get any showings and if you don't get any showings, how will you get an offer? Positioning yourself in the market is so crucial and if you price too high you will lose potential buyers, have to reduce your price and risk selling for lower than you should.
Working with a local Realtor that understands the Barrie condo market; which is completely different than the freehold housing market, and how to analyse it's trends, will help you with coming up with the best listing and marketing strategy for you.
